The first of April the new HAFA program has been introduced to help not only streamline the short sale process but to encourage homeowners to apply for a short sale rather than abandon their home and leave it to foreclosure. So many people just give up and leave their home and many vandalize their own homes by stripping them and causing damage and walking away.   The new HAFA program allows you to contact your lender and ask for the home to be sold on a short sale and if the bank is participating in the program they will give the homeowner $3000. for a successful sale.   This is turn helps the homeowner so they can stay in the home and take care of it until the home sales.  

With this program as well as the new Equator program that helps the lenders by allowing Realtors to upload all necessary documents into a software system then in turn gives the bank some relief from the burden of uploading the docs themselves which takes far too much time and holds up the process.

 So, if you can not get a loan modification and you think the only answer is foreclosure be aware their are OPTIONS.  

 For those buyers that are reluctant to look at short sales because of the history of them taking way to long to even get an answer it may be time to give them a second chance!

Making big and important decisions is never an easy task.   This is especially true when it comes to those relating to your home, your finances, and your credit.   While these decisions may be difficult and require much thought, you also have to realize that the enemy is often time-which just keeps marching on!   Choosing to wait often is an exercise in futility, simply prolonging the inevitable.   It takes real guts for someone to realize this and accept the truth of their situation.   While it can be a wrenching decision, it should be looked at as a cleansing process to rid yourself of a burden, something you really can’t afford. That most important and life-giving resource called water is important for many different reasons.   The mighty Colorado River System that begins in Colorado and ends in a trickle in Mexico has not only allowed life to thrive, but has also created some of the most magnificent beauty to be found in nature-just look at that little hole in the ground called the Grand Canyon!!  

The popular lakes that exist within the system were created by the mighty dams that were built to harness and control the river.   These include Lake Powell, Lake Mead, Lake Mohave, and our Lake Havasu. These were created, respectively, by Glen Canyon Dam, the awesome Hoover Dam, Davis Dam, and Parker Dam, which also happens to be the deepest Dam in the world because much of the height is actually under the riverbed!  

The many benefits of the river and these dams include water for drinking and living, irrigation for crops and livestock, flood control, and the generation of electricity.   Our great benefit here in Lake Havasu City is that our lake provides so many wonderful activities for residents and visitors alike.   While our area provides amazing natural scenery and many places to hike and go off-roading, it can be said that the lake is probably the biggest reason of what makes our area such a popular destination for tourists and such a wonderful place for our residents to live.   In addition to boating and watersports, fishing, sightseeing, and a great place to party, the lake also provides a popular venue for events such as Jet Ski races and the many regattas that come our way.  

Lake Havasu¦¦.A truly wonderful place to be!!

The London Bridge in the Arizona Desert??    Although the last place that you would probably expect to find a bridge from England, this was in fact where it ended up!   The founder of our city, Robert P. McCulloch, purchased the bridge in 1968 for $2,460,000 from the City of London after they discovered that it was in need of replacement due to settling.  

The bridge was built in 1831 and stood proudly for close to 140 years!   At the end of its useful life, it was estimated that it daily traffic included at least 10,000 cars and 100,000 pedestrians.   Instead of razing the structure, it was decided that the historical landmark would be preserved through a sale.   (If someone ever tells you in the future that they have a bridge to sell you, they might not be kidding!) The Guinness Book of Records lists the bridge as the largest antique in the world. It was declared as such to avoid taxation.  

After the purchase in 1968, it took another three years to complete the project.   This included dismantling the bridge, marking and numbering each piece, trucking to the docks in Surrey, shipping through the Panama Canal to Long Beach, California, trucking over to Lake Havasu City, and finally rebuilt.  

Before the bridge would actually span over water, it was first built over dry land which had been formed into mounds to follow the contour of the future structure.   The Island that the bridge now leads to wasn™t a natural island to begin with.   It was actually a peninsula called Pittsburgh Point.   After the mile-long channel was dredged, water again flowed under the arches.   To light the way across, the noble structure is adorned with lampposts that were actually made from melted French Cannon that had been stored since being captured during the 1815 Battle of Waterloo!  

With elaborate fanfare, the London Bridge officially opened in October of 1971.   The new addition of the bridge to the young city, along with the English Village which was constructed beneath part of the span, allowed Mr. McCulloch to accelerated his development plans, which had included unique flights of prospective buyers to the city.   These free flights on his fleet of 11 custom Lockheed planes lasted until 1978 and carried over 137,000 prospective buyers on over 2700 flights!  

Today, the population of our amazing city stands at over 50,000 residents.   The London Bridge remains a focal point of the area, enjoyed by both tourists and residents alike.

A new year has begun.   Although resolutions and goals are made throughout the year, the time that usually requires the purchase of a new calender seems to be the time when we all really mean it!!   Although the new year has begun with all the hope for self improvement, many people will still unfortunately find themselves overwhelmed with debt and bills, often making it difficult to keep up with the house payment.   For those homeowners who have missed payments, or forsee the possibility arising very soon, we want you to know that there is an alternative to allowing the lending institution to take your home through foreclosure.   After you have exhausted all possible avenues in your attempt to alleviate the shortfall, you should consider a short sale of your home.   With the approved short sale, the lender will accept the fact that the home’s value is less than what it would sell for, and agrees to forgive the remaining debt.   Although your credit may already be damaged because of your hardship, going the short sale route will do far less harm in the end, and will better allow you to begin your fresh start.   The time to wait is over.   Please give our dedicated and experienced Short Sale Help Team a call today @ (928) 680-HELP.   We will explain the process involved and work to make your situation better.

Lake Havasu had its first annual street party with 3 different bands and a giant martini glass that at midnight an olive counted down into the glass.   Even though it was cold over 2,000 people bundled up and weathered the evening.   It was a great success for the first year.   Next year should be great….Have a safe, happy and healthy New Year to everyone from the Grand Island Sales Team.
